What is the application fee?

The application fee is non-refundable and is $55 per person over 18. The application fee is accepted in certified funds only in the form of cash, cashier’s check or money order payable to GK Properties. GK Properties outsources our screening to a third party screening service (Background Info USA). A complete background check includes verification of current and previous tenant history, current and previous employment, credit history, contacting personal references, and obtaining any criminal history or judgments pertaining to the applicant(s).

What is the application process?

Applications are processed upon receipt of application fee and a complete application form. Processing and can take between 24-72 business hours to be completed. The property manager will contact the applicant once approved or denied, or if any additional information is needed or upon acceptance or denial of an application. If denied, applicant will receive a denial letter in writing in the mail.

Does your office have an after-hours rent drop box?

No, we don’t. If you need to drop off rent or any other paperwork you’ll need to come during our normal business hours.

What is the lease term?

Lease periods are typically 1 – 2 years. We do not accept short-term leases, unless a current lease is being extended.

What is the pet policy?

Whether or not pets are allowed in the property depends on the owner. Pet deposits apply per pet. Restrictions apply to certain breeds of dogs. Penalties will apply when there is failure to disclose a pet prior to occupancy. Please notify our office before bringing any pet to the property.  Pet restrictions do not apply to service animals.

I did not have a pet when I moved in; may I have a pet now?

First, email your property manager regarding your request for a pet. Do not move a pet into the property without permission. GK Properties will contact the owner and submit your request. If the owner does allow the pet, a pet deposit will be required.

What is the property re-key fee?

All properties are re-keyed upon tenant’s occupancy. There is a $100 non-refundable key charge, due at lease signing. All keys will be in the possession of the tenant; GK Properties, at no time of a tenant’s occupancy, will have keys to the property.

What are the tenant qualifying requirements?

Some of the criteria used in qualifying prospective tenants are:

  • Credit Rating of 600 and above
  • Dependable rental history
  • Applicant’s income to be at least three times the monthly rent.
  • If applicant does not meet the standard requirements, an additional security deposit may be requested up to triple the amount of the rent. Owner will also have the final decision in the approval process.

What are the security deposit requirements?

Security deposits, cleaning deposits, and applicable pet deposits are required at the time of the lease signing. Security deposits can vary depending on applicant’s qualifications. All deposits are fully refundable only if the property is in as good or better a condition upon vacancy.

When I move out, how can I receive my full security deposit back?

We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets should be shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, the grass and hedges need to be trimmed to a reasonable height and all beds should be free of weeds. We ask that all damages be repaired by a licensed contractor that is approved by GK Properties.
